THE HOME TO WHICH YOU WISH TO RETURN

The residential and office complex “Swallows” is located in Block 58 in Novi Beograd, with car access from Nova 3 and Nova 4 streets. It consists of two corner buildings, designed in the form of the Latin letter L, as two independent units. The complex has a total gross floor area (GFA) of 69,100 m2 (above ground GFA - 46,588 m2). The east and west wings separately consist of three underground floors with garages and storage rooms, a ground floor where there are shops, nine standard floors and one semi-developed floor intended for residential purposes. (3 underground floors+ground floor+9 floors+semi-developed floor).
The complex will be built in two phases. Construction of the first phase will begin in March 2022, and moving in is planned in September 2024 at the latest. Completion of the second phase of the complex is planned at the close of 2025.

Functional and modern architecture is achieved by a pronounced horizontality on the facade, which fits the project in a modern way into the construction landscape of the old part of Novi Beograd with its modern design. The conceptual solution is the result of the successful collaboration between the Czech architectural firm Hlaváček & Partner Studio and the renowned local architectural firm ZAP. Teams of professionals were dedicated to designing well-organized and well-lit apartments and office premises of various structures, spacious underground garages on three levels and shops suitable for various types of service and commercial business. Between the buildings, there is a diagonal public pedestrian communication that connects both the buildings with each other and the buildings with Jurija Gagarina Street.

EAST WING – first phase

The corner building of the first phase with a total gross area of 36,670.28 m2 (of which GFA 24,606.35 m2) is bordered by access roads Nova 3 and Nova 4 and is located on cadastral plot 5298/12. The building is functionally divided into three lamellas (C, D and E). Lamellas C and D are intended solely for residential purposes and lamella E has two separate entrances - E1 for corporate apartments from the 1st to the 3rd floor and E2 for housing from the 4th to the semi-developed floor.

The functional units are arranged as follows:

• 233 apartments (lamella C – 86, lamella D – 68, lamella Е/entrance 2 – 79)
• 36 corporate apartments (lamella Е/entrance 1)
• 19 shops (lamella C – 6, lamella D – 7, lamella Е – 6)
• 335 parking spaces of minimum size 500x250 cm

The most common structure of apartments on standard floors are 1.5-room and 2-room apartments. 2.5-room and 3-room apartments are also common and attractive to families, as well as a number of well-organized 3.5-room apartments for large families. Sizes of apartments on standard floors range from 31 m2 to 83 m2.

The bright floor height of the standard floor of 2.73 m and of the semi-developed floor of 3 m provide future residents with additional comfort and excellent natural lighting of the apartments, regardless of their orientation.

Large apartments – penthouses prevail on the semi-developed floor. The sizes of these apartments range from 56 m2 to 140 m2 in the eastern wing. All apartments on the semi-developed floor, within the large balconies, possess improved functionality in the form of a retracted part of the balcony – in the form of a loggia.

WEST WING – second phase

The building of the second phase covers the total gross area of 32,430.08 m2 (of which GFA 21,981.65 m2) and on its south side leans on the access road Nova 4 and is located on the cadastral plot 5298/9.

The building is functionally divided into two lamellas, A and B. In lamella A there are apartments and corporate apartments with two separate entrances: A1 – corporate apartments (from 1st to 8th floor) and A2 - apartments (from 1st to the semi-developed floor), while in lamella B only apartments are planned. Each lamella has its own vertical communication core - stairs and elevators that lead to the lowest floor of the garage.

The functional units are arranged as follows:

• 191 apartments (lamella А/entrance 2 – 84, lamella B – 107)
• 32 corporate apartments (lamella А/entrance 1)
• 20 shops on the ground-floor (lamella А – 8, lamella B – 12)
• 300 parking spaces (293 underground plots and 7 above ground plots), of minimum dimensions 500x250 cm

URBAN AND FUNCTIONAL ARCHITECTURE

Each residential entrance has a room for prams on the ground floor, as well as a porter in one of the lamellas. The porter service will include 24/7 video surveillance and surveillance of the control and information system for the management of ventilation, smoke extraction system and central hot water installations. Below the ground floor there are three floors with garages which are defined as a separate unit from which all the lamellas are accessed. In the garage there are also residents’ storage rooms and one bicycle storage room. From the first floor, the functional units are divided by the lamellas of the building and each one has its own vertical communication core – stairs and elevators that start from the lowest floor of the garage.

Car access to the complex is provided for the east wing from the access road Nova 4, from where you can enter the underground garage with a two-lane ramp, and the side access road Nova 3, which is accessed from the underground garage with a two-lane ramp. For the west wing, the access is provided by the Nova 4 road, from where you can enter and exit the underground garage via two ramps with two lanes.

Technical rooms are mostly located on the underground floors. Gas substation is located on the roof of the building, and the gas installation is conducted along the facade in a mask from the control-measuring and regulating station to the boiler room on the roof. Fire road serves exclusively for the purposes of access by fire extinguishing vehicles and for pedestrian traffic. Transformer station is located on the plot in the form of a free-standing independent building, covered with facade sheets, at an appropriate and safe distance from the building. Containers are placed in covered boxes made of metal, appropriately positioned on the regulation.
